Are you experiencing roof problems but hesitant to opt for a full replacement? A retrofitted roof may be the ideal solution for you.  This innovative method involves installing a new roof directly over your existing one. So, this is a cost-effective way to extend your roof’s lifespan and enhance the functionality of your property.

However, choosing the right roofing material is crucial for the safety and security of your commercial property. Choosing the right roofing material for your needs can be challenging, as there are many different roofing materials.

This article provides an overview of retrofit roofing and types of roofing materials.

    What is Retrofit Roofing?

A retrofit roof is a second layer of roofing installed directly on top of a current roof. The materials used for the new covering can vary depending on your requirements and the existing roof’s condition.

Metal roofing and special roof coatings are popular due to their endurance and weather resistance. While the idea of Retrofit Commercial Roofing may seem unconventional, it is a well-established technique for repairing roofs in good condition, with minor wear and tear but no major structural issues.

    Tile Roofing

There are two main kinds of tile roofs: concrete and clay. Clay tiles are a good option for people who prefer a more traditional look and style for their roof, as they can be customized with various colors and textures to suit any aesthetic. Additionally, clay tiles are highly durable, lasting up to 50 years or more with proper care.

On the other hand, concrete tiles are a cost-effective option, but they can still be created to resemble clay. With proper care and maintenance, they typically last about 25 years. Both types of tile roofs require professional installation, as the proper placement of tiles is crucial for their proper functioning.

    Membrane Roofing

A membrane roof is a roofing material suitable for flat or low-pitch roofs. Numerous kinds of membranes can be used, including:

    • Neoprene (polychloroprene)
    • EPDM (ethylene propylene diene monomer)
    • PVC (polyvinyl chloride)
    • Chlorinated polyethylene and chlorosulfonated polyethylene sheets
    • Polymer-modified bitumens

EPDM is considered one of the top-quality membranes. It is a synthetic roofing material frequently called “rubber roofing.” It is similar to rolled asphalt roofing in that it is applied in large sheets, reducing the gaps where water can seep in. When the roof is properly maintained, it usually lasts 20 to 35 years or more.

    Metal Roofing

Metal roofs have been popular in commercial and industrial settings for many years. However, this material is becoming increasingly popular as a roofing option for homeowners.

Metal roofing systems are low maintenance, lightweight, incredibly adaptable in style and design, and are one of the most eco-friendly roofing materials available. They can be customized in any desired color and crafted in various styles.

Furthermore, installing metal roofing may initially cost a little more, but it lasts a long time, withstands weather-related wear and tear, and can greatly increase the value and appeal of your home in the long run. However, installation can be challenging when large panels and sheets are used, and not all roofing contractors have experience installing metal roofing systems.

    Slate Roofing

Slate colors, including black, green, gray, red, and purple, are known for their beauty and elegant appearance. On a roof with a steep pitch, snow guards are frequently used with slate, which may only be a decorative show stopper.

Furthermore, slate is a sustainable, recyclable, and extremely long-lasting roof material. It is also resistant to mold, which lessens the need for regular upkeep. If a roof already has slate, the new layer of the same material will likely require no structural upgrades.

Additionally, it is the most expensive roofing material available. The material is so heavy that it may need additional roof support for homes that do not already have a slate roof. It can be difficult to find skilled installers with slate experience. The quality can vary with imported slate.
